Amager Strandpark is a newly developed part of Copenhagen with a unique location due to a mix of coastal landscapes, sea views, good infrastructure and close proximity to the city center.

Amager Strandpark was a major redevelopment project which went from an old industrial area to 53,000 m2 of residential, retail and commercial space.

More than 15,000 m2 was sold to pension funds and operated as a rental property portfolio. 43,000 m2 of townhouses, condominiums, small shops and commercial units have successfully  been built and delivered.

IrmaByen is Rødovre's new, vibrant city district that offers sense of community and allows for new stories to be told - with a name that keeps the past alive. IrmaByen is built where the grocery chain Irma's old domicile was located.

IrmaByen is characterized by exciting and varied architecture with an attractive location in beautiful, green surroundings, located only eight kilometers from the City Hall Square in Copenhagen.

Approximately 1,000 new homes of a total of 135,000 m2 will be built. When IrmaByen is fully developed in a few years, Rødovre's new district will house around 3,000 residents.

15 townhouses, each with their own exquisite architectural expression, created with affectionate references to the townhouses, ‘Kartoffelrækkerne’, in the centre of Copenhagen. The slated facades are a big part of the identity of the houses and seem almost alive with the bays elegantly erupting the lines.

Skiferhusene

21 one-level townhomes, most with a private orangery, were created for the 60 plus segment. A well-planned house, optimized for minimal maintenance and easy access. Large common spaces and gardens were designed to create cozy, meeting places and facilitate the building of a strong community.

Four tower blocks with 73 condominiums in total. The architecture of the buildings is inspired by Irma’s strong identity and firm values; quality, sense of responsibility and eye for simplicity. 40 townhouses created for families with children using quality materials. Modern lay-outs with open spaces carefully optimising every square meter, making room for both privacy and family time.


Espehaven

46 rather large condominiums with private and common outdoor spaces. The building is shaped as an ‘L’ in order to fit smoothly in its surroundings and to provide shelter to the private courtyard with space for the youngest to play. As in the other developments in Irma Byen, focus is placed on practical layouts with large windows and useful private terraces.

After several successful projects in the Malmö region, next stop for ALFA Development is a large development project in Stockholm. The company has just announced the acquisition of 23,000 square meters of land which will be transformed into an attractive residential area in the near future.

ALFA Development already has a solid foothold in southern Sweden with several projects at Limhamn in Malmö. For some time, the company has been looking at new opportunities in the Stockholm area which now becomes a reality. The newly acquired site in Kallhäll is located directly on Sweden's third largest lake, Mälaren.

_"This is a very exciting plot of land where we have the opportunity to develop attractive housing in conjunction with the natural heritage and recreational opportunities that already exist in the area. We hope that the development of the area at Kallhälls Marina will be the starting point for a long-term presence with more projects in the Stockholm area,"_ says Andreea Kaiser, co-founder, co-owner and now chair of the board of ALFA Development.

The attractive plot of land has been acquired from Sture Fagerholm AB and is one of the last development plots in the Stockholm suburb of Järfälla, one of the area's fastest growing cities with only 20 minutes by train to the city centre. With this project, ALFA Development wants to bring the special Danish developer tradition to Sweden.

Since 1980, a boat shop and a shipyard have been operating on the site, and for now the boat shop will remain. Subsequently, the development plans will be specified, including the number and types of housing. ALFA Development has entered into a collaboration with the Swedish developer Forsbloms Fastighetsutveckling who will assist with the project. Forsbloms has 25 years of experience in Stockholm and has developed several projects in the Järfälla area. 


<h3>The fifth development project in Sweden within few years</h3>
The development of the project in Kallhäll will be ALFA Developments' fifth Swedish development project within a few years. In 2017, the Kajkanten project in Limhamns Sjöstad was the starting point of ALFA's Swedish expansion adventure. Kajkanten consists of almost 200 residential units divided into three sub-projects, of which two have already been built and moved in. The last sub-project, Karnaphuset, is almost sold out and residents will move in 2023. In addition, ALFA has also developed a fourth residential project, Kalcium, right next to the limestone quarry in Limhamn, Malmö.

ALFA Development expands to Stockholm with new project

ALFA Ventures was established last year with the aim of contributing to a transformation in the property industry towards a more sustainable, user-oriented and digital future. The second investment of the year now goes to Proper, which automates the work of residential landlords in managing tenancies and communicating with tenants.

Proper was founded by Morten Krarup and Jacob Funch in 2017 with a mission to rethink the long-term property rental industry and create the best possible experience for both landlords and tenants. The platform is currently used to manage +9,000 leases for close to 1,000 customers. Via advanced software, Proper handles all aspects of letting and automates all tasks associated with housing administration. This applies to both collection and reconciliation of rent, rent adjustments, accounting, contracts and much more.

ALFA Ventures and 14Peaks Capital led the funding round, which also includes byFounders and Preseed Ventures. With new funding secured, Proper's goal is to conquer the European market, initially the Dutch and German markets.

With an ambition to invest in startups with the potential to transform the property industry, ALFA Ventures has just invested in Captego, as it prepares to roll out its pioneering Field Data Engine in the rest of Europe and the USA.

ALFA Ventures was established last year with the aim of contributing to a transformation in the property industry towards a more sustainable, customer-centric and digital future. A recently landed investment in proptech company Captego marks the latest investment in the series.

Captego was founded in 2018 with the ambition to transform and simplify data collection and documentation, in the construction industry as well as others. On this basis, Captego has developed a unique platform that communicates with an intelligent camera app, rendering the daily inspection work both user-friendly and easily accessible. Captego differs from other solutions on the market by both being close at hand, via an app on the phone, but also by transforming all inspections into automated reports with a few clicks. In addition, the app can be adapted to the individual inspector and the individual inspection, which makes Captego's solution particularly flexible, while at the same time being data-driven and innovative.

ALFA Ventures and Vækstfonden  invest in proptech company Captego

As of 1 September, ALFA Development has acquired 20,000 square meters of land on Rovsingsgade in Copenhagen with a view to transforming the existing business area into a new sustainable neighbourhood focusing on quality of life, community, green areas and diversity.

With the newly acquired plot of land on Rovsingsgade, ALFA Development plans to unite Copenhagen areas Nørrebro, Østerbro and Nordvest in a new, safe neighbourhood with a special focus on diversity, community and sustainability, collaborating closely with the Municipality of Copenhagen and the other landowners in the area. The plan is to create a mixed urban district with a combination of housing and light commercial activities.

Rovsingsgade stretches over 1.3 km in the old industrial area on the border between Nørrebro, Østerbro and Nordvest. The street connects Tagensvej and Lyngbyvej and functions as an extension of the old railway, which has now been transformed into the popular Nørrebroparken.

Today, the area houses several major car chains and industrial buildings that have increasingly been accompanied by innovative start-ups and various types of creative businesses that have settled and given new life to the area. On the other side of the plot is a large residential area, with a combination of freehold flats, cooperative housing and public housing, while one of the area's largest industrial buildings has just been completely renovated and converted into a modern office.

The area offers several green areas that complements the urban expression and ensure that the residents of the area can easily and safely move around on foot and by bicycle. The area is surrounded by specialist shops and large supermarkets, and schools, institutions and sports facilities are within walking distance. The area offers several cafés, restaurants and bakeries, while the metro, train and bus lines make the infrastructure optimal, whether you are going in or out of the city.

Jack Renteria’s strong, international experience in developing living concepts will now be applied to further strengthen ALFA Development’s expertise in developing forward-thinking living concepts. As a consultant, Jack Renteria was one of the prime forces behind the development of Alfa Development’s award-winning concept LIVING BY ALFA in IrmaByen, located in the Copenhagen area. Jack Renteria will now be responsible for refining and expanding the Living by Alfa concept in Denmark and other international markets.

Strong international profile to lead concept Development at ALFA Development

The Danish living concept LIVING BY ALFA has just been named the Best Emerging Coliving Concept at the international Coliving Awards, which was held in Poland on Wednesday evening as part of the World Urban Forum. LIVING BY ALFA, which is under construction in greater Copenhagen, won both the public and professional votes. 

The Coliving Awards annually nominate the most thoughtful and innovative initiatives in the coliving sector. Last week, the second edition of the award ceremony took place as part of UN-Habitat's 11th edition of the Word Urban Forum in Katowice, Poland. Prior to the award ceremony, LIVING BY ALFA was a clear favourite in the public poll on LinkedIn with 44 % of the votes. At the award ceremony, the professional jury agreed with the public when the judging panel chose LIVING BY ALFA as the Best Emerging Coliving Concept.

The LIVING BY ALFA concept is a high-quality living concept inspired by other successful communities and concepts from around the world and is formed as a collaboration between the real estate and hospitality industries. The cornerstones of the concept are based on the core ideas of the sharing economy, community-building across generations, convenience, social responsibility and environmental sustainability.

LIVING BY ALFA consists of 101 residences that appeal to young families, singles and young professionals, as well as 62 residences for active 55plus tenants. All residents become part of the unique living environment with The Clubhouse as the central heart. LIVING BY ALFA wins international award for Best Emerging Coliving Concept

2021 was a satisfactory year with high activity, resulting in a turnover of DKK 605 million. In addition, the group sold investment properties for DKK 1,074 million and acquired properties for development in Glostrup and Herlev. Net profit for the year amounted to DKK 152 million and equity increased by 18% to DKK 1,066 million, corresponding to a solvency ratio of 48%.

“I am very proud that we are, once again, delivering a satisfactory result based on solid foundations and strong teamwork. Despite another year marked by the consequences of the pandemic, everyone has made extraordinary efforts to ensure the sale of three portfolio properties and every single owner-occupied home in production with delivery in 2022,” says CEO Jan Kristensen.

<h2>EXPECTATIONS FOR THE FUTURE</h2>

ALFA Development continues its strategic work towards a long-term presence in Greater Copenhagen and Aarhus, where the company has already purchased a large area of land at Brendstrup for residential development. After making significant divestments of investment properties last year and a reluctant stance to buying land, due to high prices, ALFA Development expects the coming year to offer interesting acquisition opportunities.

"Despite a generally challenged real estate market, we are active in the market for buying land, building rights and investment properties with development potential for the development and sale of sustainable homes," says Jan Kristensen.

<h2>PLANETARY AND SOCIAL RESPONSIBILITY</h2>

ALFA Development are seeking new ways and want to develop new solutions that contribute to the development of sustainable urban environments that create the framework for people's quality of life with the least possible damage to the climate and environment. In 2021, we entered into a collaboration with the digital DGNB management platform FRAME, which ensures that all projects are monitored and documented in the future, just as sustainability measures are defined and prioritized. The goal is for all rental homes to comply with the requirements for both DGNB Gold, and for all projects to comply with the EU's voluntary sustainability class as a minimum.

In order to create the optimal foundation for growth and well-being, in 2021 ALFA Development transformed a portfolio property on Knud Højgaards Vej in Søborg into a new domicile for the group. The property is among the first 10 properties in Denmark to be DGNB Gold certified as Building in Use. In addition to this, in 2021 the developer initiated the construction of the DGNB-precertified serviced living concept LIVING BY ALFA in IrmaByen.

With an ambition to contribute to a transformation in the industry towards more sustainable and customer-oriented solutions, the group established the sister company ALFA Venture ApS in 2021 with a goal of investing € 20 million in start-up companies within the real estate industry.

Strong results for ALFA Development based on strong activity and outstanding team efforts

ALFA Development is already established as a solid Danish and growing Swedish development company with projects in Copenhagen, Aarhus, Malmoe and Lund. Next step is a new company in the British market headquartered in London.

The new name is accompanied by a new logo, a tree as a symbol of the wish to make something grow and blossom. At the same time, the tree expresses ALFA Development’s wish to develop sustainable neighbourhoods that are centered on the dwellers’ quality of life, and on protecting the climate and natural environment. 



The new name is only a name change and does not imply any changes to ongoing activities, contracts and partnerships. Jan Kristensen continues as CEO of ALFA Development in Denmark. 



”The strategy of ALFA Development remains the same. We want to develop attractive neighbourhoods targeted the mid-income segment in Denmark’s largest cities, primarily the metropolitan Copenhagen area and Aarhus. <h2>New Foundation with focus on sustainability </h2>

At the same time as the launch of the new brand, founders Andreea Kaiser and Ludvig Find have established the Planetary Responsibility Foundation (PRF), which targets issues of sustainability in a broader sense. The mission of PRF is to plant native trees at the edges of national parks in areas with high biodiversity, thus returning land back to nature and sequestering carbon.  The foundation will also create an international digital platform where members can share solutions on how to make the real estate industry more sustainable. Companies under the ALFA Development umbrella pledge up to DKK 100 million over the next ten years to the Planetary Responsibility Foundation.

ELF Development Becomes ALFA Development

The commercial area Hersted Industripark in Glostrup will be transformed into a new neighbourhood in the coming years through the preparation of new local plans. As part of this transformation, ALFA Development will transform Smedeland 6 into a vibrant sub-district of 15,000 sq m in total, corresponding to approx. 170 newly built homes of between 55 and 100 sq m.

ALFA Development is currently preparing a district plan for the property. It is expected that we will be able to commence the construction in early 2023.

<h2>A green and community-oriented vision </h2>
Smedeland 6 is located close to green areas, good infrastructure, sports activities, school and daycare. In this way, the location creates the optimal framework for a diverse, urban neighbourhood that can bring together a wide group of residents.
The vision of the new neighbourhood is to establish a modern, green and vibrant urban plan with a strong focus on safety, community and sustainable solutions. For instance, the plan is to create green areas between the units where residents can meet across generations and housing types. The shared sense of identity will be established, while security and cohesion between residents will be highly prioritised throughout the creation of the new neighbourhood.

In addition, the new neighbourhood will have a green profile and will for instance be DGNB GOLD certified, meeting the voluntary sustainability class and supporting diverse plant and animal life. Among other things, the plan is to facilitate utility gardens, direct paths to the surrounding green areas and a communal house with local produce.

ALFA Development acquires commercial property in Glostrup: New, sustainable neighbourhood on the way

Since the establishment in 2016, Wise Home has developed a software system that can deliver fully automated consumption accounting for e.g. electricity, water and heating. The system is based on the fact that all meters in a property are connected in an open-source network which offers an exciting digital potential (e.g. in energy optimisation, water damage, air quality and alarms).

“Wise Home's focus is completely in line with our own ambitions, and we have analysed Wise Home's solutions in relation to our own portfolio with very good results. The system may not only provide us with significant financial savings by making us aware of resource wastage, but may also benefit the entire industry and the environment in the long run by simplifying the process of, for example, DGNB certification of buildings in use ", says CEO in ALFA Development, Jan Kristensen.

<h2>New investment strategy targeted towards promising tech start-ups</h2>
The investment in Wise Home is the latest step in ALFA Ventures' major investment strategy with the ambition to invest € 20 million in start-up companies in the real estate industry. The companies will be selected based on their ability and potential to contribute to a transformation of the industry towards more sustainable and customer-oriented solutions as well as their ability to support the core business of ALFA Development. As a starting point, ALFA Ventures invests directly in companies from the (pre)seed phase to Series A. The goal is a balanced and diversified portfolio of 15-20 companies. ALFA Ventures intends to make further investments in 2022.

ALFA Ventures invests in proptech company Wise Home

Over the past few years, ALFA has developed 24,000 sq m in Lyngby into the new urban neighbourhood, Trongården, consisting of 187 new homes in total. In the summer of 2020, the first residents of Trongården moved in and have ever since been crucial in transforming and shaping the area into a diverse and cohesive neighbourhood. Trongården consists of 120 townhouses as well as 67 rental homes, which ALFA sold to BlackRock Real Assets in the spring of 2021. Currently, the construction site is particularly busy as the last phase is under construction. The entire neighbourhood is expected to be completed in August 2022, when the last residents will move in.

“With proximity to both Kgs. Lyngby and Copenhagen, beautiful nature, good infrastructure, associations and schools, Trongården is a strong example of an attractive and sustainable neighbourhood which matches demand perfectly. This is very obvious as all of the 120 townhouses are now sold out, almost a year before the last residents move in. We are extremely pleased with this, as urban neighbourhoods built with quality of life in mind for both residents and the surrounding community are our absolute focus for the future," says Jan Kristensen, CEO in ALFA.

ALFA Development is also the developer of IrmaByen in Rødovre - another incredibly successful and popular project. Here, ALFA has transformed Irma's old domicile into a completely new, 135,000 sq m neighbourhood. As in Trongården, the interest in IrmaByen has been enormous and many of the projects were sold out even before the completion of several of the sub-areas. In 2023 when IrmaByen is fully developed, the district will be home to approx. 3,000 residents.

At the outer edge of Dyrehavegårds Jorder, TRONGÅRDEN rises as part of a larger development of the eastern part of Kgs. Lyngby. Here, housing and recreational areas mix with business, research and innovation. TRONGÅRDEN consists of 187 units divided into both owner-occupied and rental homes in beautiful, architectural lines. The neighbourhood is developed by ALFA Development and designed by Arkitema Architects, while HHM is the main contractor.

ALFA Development announces Trongården, Kgs. Lyngby's new neighbourhood, sold out

ALFA Development has developed and built Den Grønne Fatning in Herlev; 27.000 sqm divided into 164 rental residences, 45 youth housing residences and 37 owner-occupied residences. Den Grønne Fatning is named after the incandescent lamp factory which was located on the site until 1988.


After two years in own portfolio, ALFA has sold the popular rental residences to AXA IM Alts, which will take over the property on June, 1 2021. Cushman & Wakefield | RED have advised ALFA in the sale process.



"We are very proud of the sale of another in-house developed residential rental property to AXA IM Alts. Again, I have to highlight our strong organisation, which has contributed to the success, and underline that we have the competencies to manage the entire value chain. <h2>Popular homes in green surroundings</h2>
In 2016, ALFA acquired the first plot at Hørkær in Herlev and after the acquisition of the adjacent land in 2017, construction began. The construction was completed in 2019.
In collaboration with Mangor and Nagel, ALFA has developed Den Grønne Fatning with the charming inner Copenhagen districts in mind. The four buildings are designed in different heights, materials and surfaces as a patchwork enclosing the green courtyard. A unique architectural twist is the very special city gardens at first floor level, which connect the various buildings and create a sense of community among the residents.

ALFA sells 164 newly constructed units in Herlev to AXA IM Alts

A total of 187 units will be built in accordance with the Nordic Swan Ecolabel standards. The neighbourhood, developed in collaboration with Arkitema Architects, is conceived as an urban village where people thrive across generations, professions and family patterns. 
In mid-March, the last eager residents took over their homes in the first phase of TRONGÅRDEN, which consists of 47 owner-occupied units and 67 residential rental units. Only one month after the handover, ALFA Development has now sold the 67 rental units to BlackRock Real Assets, which has taken over the property as of 15 April 2021.

"We are very pleased with the sale of TRONGÅRDENS residential rental units to BlackRock - it has been a reasonable process and we are happy with the cooperation. This is the second project in a very short time where we have developed, built, rented out and finally sold to an international investor. I am proud of our strong team, which once again proves that we can manage the entire value chain. At the same time, the sale underlines a business area that we would like to build on in the future, as a supplement to the development and sale of owner-occupied housing," says CEO in ALFA Development, Jan Kristensen, adding that the rental units are not yet fully let, but well on their way.

ALFA Development sells newly constructed residential properties to BlackRock Real Assets

ALFA Development has, in collaboration with Oliver Grundahl Architecture, developed and built Frimærket in Herlev; 90 residential rental residences and a commercial lease on Herlev's former post office site - a total of 8,011 sqm. Less than a year after handing over the new rental residences to the new tenants, ALFA Development has now sold the property to an international investor who will take over the property on 1 April 2021. Cushman & Wakefield | RED have advised ALFA in the sale process.

"I am very proud of what the organisation has achieved with Frimærket. Four years ago we bought a disused post office. Since then, all employees have contributed to the success with their respective competencies. Everyone has been involved in either the development, construction, rental or the sale of Frimærket. This is teamwork at its best," says CEO in ALFA Development, Jan Kristensen and adds: "of course, I would also like to thank our suppliers and partners who have made a solid effort and contributed to making it all possible." 

<h2>A great success</h2>
In 2013 Herlev's post office closed after 59 years of operation and ALFA Development acquired the closed post office from the municipality of Herlev in 2017. In collaboration with the municipality and Oliver Grundahl Architecture, ALFA Development prepared a district plan proposal to transform the area into a new residential area. In 2018 the district plan was finally approved and shortly after also the building permit, whereafter the transformation of the historic post office could be set in motion. 

After the demolition of the old building in 2018, construction started in January 2019 and a year later the rental of the 90 newly constructed residences in Frimærket began. At the official rental start, more than 250 potential tenants visited the first open house event. Despite a 2020 marked by Covid-19, ALFA announce that Frimærket was almost fully let within six months and even before the final handover in July 2020. Frimærket is now buzzing with life from the young couples, families with children and seniors who have moved into the modern setting on the historic post office property, which is now being passed on to an international investor.

ALFA sells 90 newly constructed units in Herlev to international investor

ALFA Development has taken on Jannick Sikker Mikkelsen as Acquisition Manager in the development division. In collaboration with the rest of the acquisition team Jannick will be responsible for expanding the company's pipeline of development projects on the Danish market.

"ALFA has ambitions to grow the core business, and the hiring of Jannick is part of the strategic development of the organisation in order to ensure a stable pipeline of projects so we can execute faster and complete more projects in the future," says CEO for ALFA Development, Jan Kristensen.

ALFA's Acquisition Team conducts ongoing structured market analyses to evaluate investment opportunities and develop business cases. The hiring of Jannick brings additional analytical skills to the department in order to expand and elevate the company's data and knowledge base to the next level.

Jannick is a strong analyst and comes most recently from a position as Investment Analyst at the Swedish real estate company Heimstaden, where he has helped develop the company's investment business in Denmark. Jannick holds a BSc in Economics & Business Administration and a Master in Finance & Accounting from Copenhagen Business School and started his career with six years in Nordea as Financial Analyst, Head of Advanced Analytics Solution Delivery and most recently as BI Analyst.
